Bloomingdale sits in the Highlands. Drive in on Route 23 from the south and the road climbs gently — rock outcrops, mature oaks, the lakes appearing through gaps in the trees. It's one of the smallest boroughs in Passaic County (about 4 square miles), but what fits inside it is what makes the town: lake colonies, the Pequannock River, the Highlands trail system through Norvin Green State Forest, and a downtown grid of working storefronts that knows everybody by name.
Most homes here fall into a few archetypes — postwar split-levels and ranches on the west side, charming lake-colony cottages around Pinecliff Lake and Riverdale Lake (some seasonal, many converted year-round), and pockets of newer construction around Fayson Lakes. Lot sizes are modest by Passaic Highlands standards, but you trade square footage for proximity to water and trail. School district is small and tight: Bloomingdale Public for K-8, then most students continue to Butler High School in the next town over.
I sold my first Bloomingdale home in 2022 and have been working the borough steadily since. What I tell out-of-town buyers: don't judge from Route 287. The town behind that highway is quiet, walkable, and surprisingly diverse — we have multilingual families across the Macedonian, Serbian, Italian, Spanish, and Albanian communities, and most of them found their way here through word of mouth.
