How do you decide my listing price?+
I run the comps for the last 6 months in your immediate area, walk your home in person to factor in condition and finishes, and tell you the truth about what the market will pay. Sotheby's tools give me access to broader regional comparables when needed. I won't pitch a high number to win the listing — agents who do that almost always cut the price 30 days later. The right price gets the right offer faster.
What's the agent commission, and what does it cover?+
Commission is negotiated per transaction and discussed transparently in our first conversation. It typically covers: MLS listing, professional photography, marketing through Sotheby's regional and global networks, all showings, contract drafting, negotiation, inspection coordination, and closing-table representation. Post-2024 NAR settlement rules separated buyer-agent fees from listing fees — I'll walk you through both sides.
Do I need to make repairs before listing?+
Sometimes yes, sometimes no. I'll walk through your home and tell you what actually moves the needle on offer price (kitchen and bath cosmetics, paint, curb appeal usually do; over-improving rarely does). I have vetted local contractors for the work that's worth doing. We'll be honest about what's worth investing in vs what to disclose and let buyers price.
How long does it take to sell a home in northern NJ right now?+
Median days on market for the six towns I cover (Bloomingdale, Butler, Kinnelon, Montville, Wayne, Clifton) is currently between 25-50 days, depending on town and price band. Listing-to-close is typically 60-75 days from going live to keys exchanged. I'll give you a town-specific number when we talk.
What does Sotheby's marketing actually do beyond MLS?+
Sotheby's International Realty has 1,000+ offices in 80+ countries. Your listing gets featured on sothebysrealty.com (international audience), promoted to the Sotheby's regional network (other agents with active buyers), and amplified through SIR-specific PR channels for premium properties. For homes over $1M, Concierge Auctions and bespoke marketing are options. Most regular MLS listings only reach NJ buyers — Sotheby's reaches the international and out-of-state buyers your home might also fit.
Can I list with you while I'm still living in the home?+
Yes — most sellers do. We coordinate showings around your schedule, use lockbox access only when you approve it, and stage the home with what you have unless you want to invest in additional staging. I'll handle scheduling, agent coordination, and feedback collection so your day-to-day isn't disrupted.
